Why Leura sells differently

Leura is the upper mountains' best-known village, and it sells to a wider audience than anywhere else up here. The Mall runs up from the station with cafés, galleries and small shops, the streets behind it are lined with big old gardens, and the southern end of the village runs out to the cliff walks and the Jamison Valley. A large share of buyers come from Sydney, for a permanent move or a second home, so a Leura sale is often decided by people who don't live in the mountains yet.

That has a practical consequence. Marketing that only reaches local buyers can leave money on the table.

What buyers pay more for in Leura

  1. A walk to the Mall and station. Being able to stroll to a coffee and the train is Leura's biggest drawcard.
  2. An outlook. Valley and escarpment views, or a street that ends at a walking track, command a premium.
  3. Character with comfort. Federation, Arts and Crafts and interwar homes are the heart of Leura, but buyers still want heating that works, a sound roof and a kitchen they can live with.
  4. The garden. A mature, well-kept garden sells a Leura home. An overgrown one looks like a lot of weekends.
  5. A quiet street. Homes back from the Great Western Highway generally draw stronger competition.

Best time to show a Leura home

Leura looks its best in spring, when the gardens flower and the Leura Gardens Festival brings visitors in October, and in autumn, when the deciduous trees colour up. That doesn't mean winter sales fail. Serious buyers inspect year round, and there is often less competition. But if your garden is a big part of the appeal, timing your photos for spring or autumn is worth planning around.
