Two suburbs off Hawkesbury Road

Winmalee and Yellow Rock sit north of Springwood, off Hawkesbury Road, on the edge of the national park. Winmalee is an established family suburb with schools, local shops and sporting fields. Yellow Rock is quieter and semi-rural, with larger blocks and lookouts facing east over the Hawkesbury and Sydney. Neither has a station, so most residents drive to Springwood for the train and the bigger shops.

Since the 2013 fires

Both suburbs were hit by the October 2013 bushfires, when many homes were lost. A large number have since been rebuilt to current bushfire construction standards, and preparing for fire is part of everyday life here. For sellers this has two sides:

  • Newer, rebuilt homes built to a known bushfire attack level can be a real point of difference, because buyers and insurers understand them.
  • Older homes near the bush will face more questions. Having a BAL assessment, records of vegetation clearing and your insurance details ready helps.

Either way, buyers here ask about bushfire earlier than almost anywhere else in the mountains. Answer it upfront in your marketing rather than waiting for the question.

What the family buyer wants in Winmalee

  • Four bedrooms or more, with a second living area
  • A big, usable backyard
  • An easy walk or short drive to local schools and ovals
  • A quick run to Springwood and the highway for work and the train

What the Yellow Rock buyer wants

Yellow Rock buyers are often after acreage-style living within reach of Penrith: land, sheds, privacy and a view. Larger blocks here can rely on water tanks and on-site sewage systems, so buyers will ask for the council approval for your septic system, service records and tank details. Have them ready.

Homes and prices

Winmalee is mostly detached brick and weatherboard family homes from the 1970s onwards, plus rebuilt and newer homes, on generous suburban blocks. Yellow Rock has more acreage and larger bush blocks. Recent sales of similar family homes in Winmalee, and of larger blocks in Yellow Rock, give the clearest guide. Construction age and bushfire rating can separate similar-looking homes, so make sure they are part of the comparison. See how property value is worked out.
