High country between Lithgow and the mountains

Clarence, Dargan and Bell are small communities in the high country between Lithgow and the upper Blue Mountains. Clarence is home to the heritage Zig Zag Railway, which once carried trains down the escarpment, and sits beside pine forest and the Newnes Plateau. Dargan is a quiet rural locality nearby. Bell sits where the Bells Line of Road meets the Darling Causeway, with a station on the Blue Mountains Line. This is some of the highest, coldest country in the region, with frosty winters, the occasional snowfall, and forest and national park all around.

Who moves up here, and why

Buyers come for privacy and space: tree-changers, retirees, people who work from home, and those drawn to the forests, the rail heritage and the high country. Sales are few and properties differ a lot, from older cottages and owner-built homes to modern houses on rural and bush blocks. Most buyers have looked at the upper mountains and Lithgow first, and chosen this area for the seclusion.

Living off the grid, or close to it

Most properties here rely on tank water and on-site sewage systems. These are the details that make or break a sale:

  • Water. Tank capacity, the condition of the tanks and gutters that feed them, and how the property coped in the last dry spell.
  • Septic. The system's council approval, its age and its service records.
  • Power and internet. The connection, any solar or backup, and mobile and internet coverage. Remote workers will test it on inspection day.

Winter access

Snow and ice are part of life at this altitude. Buyers will ask how the driveway handles a frosty morning, whether the property is reached on sealed roads, and how far it is to Lithgow or the upper mountains for work, schools and shopping. A steep, unsealed driveway isn't a deal-breaker, but explain it honestly.

Warmth and fire

At this height, efficient heating and good insulation are a must, and buyers notice the difference immediately. The area is also surrounded by forest and national park, and parts of it were affected during the 2019 to 2020 bushfire season. Have the bushfire attack level, any rebuilding approvals and your insurance details ready.

Pricing a high-country property

With so few sales, pricing draws on relevant sales across the wider Lithgow and upper-mountains area, adjusted for land, services and the home. Read why online estimates can be wrong in areas like this.
