The town that built Sydney
Portland, north-west of Lithgow, is known as the town that built Sydney. Its cement works supplied much of the cement for the city's growth through the twentieth century, and the old site is being redeveloped as Foundations Portland. The town's painted heritage signs give it plenty of character, and it has local shops, schools and a close community. Cullen Bullen, a small village to the north on the Castlereagh Highway, is surrounded by bush and farmland.
Price is the drawcard
Portland and Cullen Bullen have long offered some of the most affordable homes in the region, and that drives much of the demand. Buyers come for value: local families, first home buyers, retirees, investors, and tree-changers from Sydney and the mountains who want a slower pace and more land for the money. Because price matters so much to these buyers, a home that is priced realistically from day one usually sells best.
What makes a Portland home stand out
- Condition. In a market with many older homes, a renovated or well-maintained house stands apart.
- Period character. Workers' cottages with original features appeal to tree-changers, especially when the basics are sound.
- Land and sheds. Generous blocks, sheds and garden space suit local buyers.
- Warmth. Winters are cold, so heating and insulation matter.
Older homes: fix the basics first
Many homes here are older weatherboard cottages. Building inspectors look first at stumps, roofs, wiring and damp, and buyers negotiate hard on anything they find. Before you list, it is usually worth:
- Having an electrician check older wiring and switchboards
- Fixing roof leaks and replacing rusted gutters
- Getting any obvious stump or floor issues assessed
- Servicing the heater
Outside the town
For properties around Cullen Bullen and outside Portland's town area, buyers will ask about water supply, septic approval and access roads. Parts of the district have a coal mining history, so check your section 10.7 planning certificate for mine subsidence status before the question comes up.
