A regional city with its own economy

Bathurst sits on the Macquarie River west of the Blue Mountains, a little under an hour past Lithgow. Founded in 1815, it is Australia's oldest inland settlement, and much of the centre still looks the part: wide streets, Victorian and Federation homes, and the heritage streets around Havanah Street near the station. It also runs on its own economy. A base hospital, a Charles Sturt University campus, schools, manufacturing and the shops and services of a much bigger city keep demand steady without relying on Sydney commuters.

Most people outside the region know Bathurst for Mount Panorama and the Bathurst 1000 each October. Locals know it for hard frosts in winter and warm summers.

Old Bathurst and new Bathurst

Buyers tend to think of the city in two broad groups, and they price them differently:

  • The older inner suburbs, including central Bathurst, South Bathurst and West Bathurst. Here you find Victorian and Federation cottages, mid-century brick homes, and streets within an easy walk of William Street, the hospital or the station. Character and position carry the price.
  • The newer estates on the edges, in suburbs such as Kelso, Windradyne, Eglinton, Llanarth and Gormans Hill. These are mostly brick homes on regular blocks, from the 1980s onward. Buyers compare them closely with each other, so size, layout, finish and the age of the home do most of the work on price.

Rural and lifestyle properties around the city, near villages such as Perthville and Raglan, are a market of their own. They sell on the land, water, sheds and access as much as the house.

Heritage and flood: two checks before you list

  • Heritage. Much of central Bathurst sits within heritage conservation areas, and some homes are individually listed. Your section 10.7 planning certificate shows what applies. Buyers planning work will ask, and original features such as timber joinery, fireplaces and verandahs are worth presenting well.
  • Flood. Parts of the city close to the Macquarie River are flood-affected. Bathurst Regional Council can tell you whether flood planning controls apply to your land, and buyers and their insurers will want to know early.

What Bathurst buyers look for

  • Heating and insulation. Bathurst winters bring regular hard frosts. Efficient heating, insulation and well-sealed windows get noticed at every inspection.
  • The drive to work. The hospital, the university and the town centre are big employers, and a short trip to them suits many buyers.
  • Yards, parking and sheds. Off-street parking, a garage or shed and a usable backyard appeal to families and tradespeople.
  • For investors: how the home will rent. Students, hospital staff and young workers create steady rental interest in parts of the city.
  • Event weekends. Homes near Mount Panorama draw interest from people who want to stay or let during major events. Check the current council and state rules before counting on any short-stay income.
