Villages and farmland west of Lithgow

West of Lithgow the country opens out into villages and farmland. Wallerawang is the largest community, with local shops and schools, and Lake Wallace nearby for walking, picnics and water sports. The Wallerawang Power Station, which closed in 2014, shaped the village for decades. Lidsdale and Marrangaroo, between Wallerawang and Lithgow, have rural-residential blocks. Rydal, further south-west, is a small historic village surrounded by farmland and known for its spring daffodil festival.

Village home or lifestyle block?

This area has two quite different markets:

  • Wallerawang village homes on suburban blocks, from older cottages to newer brick houses, sell mainly to local families, workers and first home buyers.
  • Lifestyle and rural blocks around Lidsdale, Marrangaroo and Rydal sell to people after land for animals, hobbies or simply space, including tree-changers from Sydney and the mountains.

How buyers value a rural block

On acreage, buyers weigh the land, the improvements and the house separately. In our experience the things that move the price are:

  1. Usable land. How much is cleared, fenced, reasonably level and accessible. The total area alone says little.
  2. Water. Town water or tanks, tank capacity, bores and dams.
  3. Waste and power. The on-site sewage system and its council approval, the power connection and any solar.
  4. Sheds and outbuildings. Garages, workshops, stables and yards add real value for the right buyer.
  5. Access. All-weather roads and driveways, and the drive time to Lithgow.

Paperwork that speeds up a rural sale

  • The section 10.7 planning certificate, including zoning and whether any part of the land sits in a Mine Subsidence District
  • Approvals for sheds, dwellings and any second building on the land
  • Septic approval and service records, and tank and bore details
  • A simple site plan showing fencing, paddocks, water and buildings
