A high, cold timber town
Oberon sits on the tablelands south of Lithgow and Bathurst, more than 1,100 metres above sea level. That height makes it one of the coldest towns in NSW, with heavy frosts every winter and snow in some years. The town is built around timber: pine plantations surround it, and timber processing is one of the main local employers. Lake Oberon, the town's water supply, sits just outside town, and Jenolan Caves and Kanangra-Boyd National Park are a short drive away.
It is a small town with the everyday basics: shops, schools, a local health service and sporting clubs. Bathurst is under an hour away for everything else.
Town blocks and rural land
The Oberon market splits into two, with different buyers for each:
- Homes in town, from older weatherboard and fibro cottages to brick homes on larger suburban blocks. Buyers here are often local workers, families and retirees, and they look closely at heating, condition and running costs.
- Rural and lifestyle properties around the town, from small acreage to grazing land. These sell on the land as much as the house: water, fencing, sheds, winter access and the state of the home.
Checks rural buyers will make
- Water. Outside town, homes rely on tanks, bores or dams. Have the tank capacity and any bore licence details ready.
- Septic. Buyers want to know the system works and when it was last serviced.
- Access. Expect questions about the road in winter, including frost, snow and ice on dirt roads.

Local workers, families who want space for less than the mountains or Bathurst usually cost, retirees, hobby farmers, weekenders, and people drawn by the cool climate, trout fishing and the national parks. Sydney is roughly a three hour drive, so most buyers plan to live here rather than commute.
