Below the western escarpment

Where the Great Western Highway drops down from Mount Victoria lies some of the oldest settled country west of the mountains. Hartley's historic village, with its nineteenth-century sandstone buildings, is now a heritage site. Little Hartley sits along the highway in the valley. Hartley Vale is a secluded side valley with its own history of shale oil mining. Kanimbla, to the south, is farmland and lifestyle country framed by cliffs. People move here for open space, views to the escarpment and a rural pace, with Lithgow and the upper mountains in easy reach.

The highway upgrade

The Great Western Highway through the valley has been the subject of major Transport for NSW upgrade planning between Katoomba and Lithgow. For properties near the highway, buyers will ask what is planned, when, and how it affects access and noise. Check the current project information for your area before you list, so you can answer clearly. For properties away from the road, the promise of a quicker, safer highway can be a selling point.

How lifestyle properties are valued

Almost no two properties here are alike, and only a few sell each year. Buyers look at each part of the property:

  • The land. Usable acreage, fencing, pasture and how the land lies.
  • The view. Outlooks to the escarpment are central to value in much of the valley.
  • The improvements. The house, sheds, yards, dams and gardens.
  • Water and services. Tank, bore and dam water, the septic system and power.
  • Access. All-weather roads, internal tracks and the distance from the highway.

Heritage and zoning

Some properties carry heritage significance, which can add appeal but brings planning controls. Rural zoning also affects what a buyer can build or subdivide. Both show on the section 10.7 planning certificate. Buyers with plans for a second dwelling, farm-stay or business will ask, so know what your zoning allows.
